Empowering Tomorrow’s Real Estate Leaders: Develop the Developer 2025

At HomeFree-USA, our mission has always been to expand pathways to homeownership, build wealth, and strengthen communities. The Develop the Developer℠ Academy (DTDA) advances that mission by transforming the pipeline: not only helping families purchase homes, but preparing local entrepreneurs to build them. 

Addressing a Critical Industry Gap 
Women, Black, and Hispanic real estate developers currently represent less than 1% of the industry. In Maryland, fewer than 5% of single-family homes are developed by small, local builders — highlighting the urgent need for capacity building and equitable opportunity. Many aspiring developers continue to face persistent barriers, including limited access to capital, complex permitting processes, and the challenge of securing reliable contractor networks. 

DTDA equips participants with the tools, confidence, and community needed to overcome these barriers. More than a training program, it is a long-term ecosystem designed to cultivate opportunity, nurture talent, and foster community-rooted development.

DTDA is built on a comprehensive framework that emphasizes local expertise, community reinvestment, long-term support, and alignment with neighborhood economic systems. This structure ensures that emerging developers are not only trained, they are prepared for real-world success.

The reach and impact of DTDA are made possible through the unwavering support of our strategic partners: Freddie Mac, PNC, Fulton Bank, M&T Bank, and the Baltimore City Department of Housing & Community Development. Their leadership, resources, and industry insight ensure that participants gain access to meaningful connections, practical tools, and tangible opportunities that extend far beyond the classroom. 

Meaningful Progress and Early Wins 
This year’s cohort demonstrated impressive growth and momentum. Participants completed feasibility studies, formed development teams, identified potential sites, and began pursuing financing opportunities with confidence. The energy, curiosity, and determination throughout the Academy made it clear that DTDA is not simply an educational program, it is a launchpad for future developers.

Looking Ahead 
With strong outcomes and high satisfaction from this cohort, we are committed to expanding our impact. Our vision is to continue cultivating a diverse, well-prepared generation of developers ready to transform housing in communities of color and reshape the future of local development.
